1. It is a fact that 75% of buyers make up their minds on a home within the first 35 seconds. Why that is, is still a mystery. Although your new windows and furnace are a plus it is amazing how $300 of landscaping can get you $2,000 more for your home.

2. Curb Appeal- Buying a Brass mailbox and house numbers will be money well spent. Full glass storm doors with brass kick plates seem to drive buyers nuts!

3. Attached garages and unfinished basements- A few gallons of battleship gray concrete floor paint and a few hours of your time will be well worth it. While you have the garage or basement emptied to paint the floor proceed to step 5 on this page so that they maintain the largest appearance possible.

4. Neutral Colors- Most buyers would much rather have plain white walls and beige carpet instead of burgundy carpet and forest green walls despite how well you have decorated. De personalize your home if your serious about selling.

5. Clutter Free-If your serious about selling your home, $30.00 a month at a self storage place will be money well spent. 9 times out of 10 you won't miss them things you put in the storage unit anyway, and your home will show much better because it will appear larger.

6. Odor from pets or tobacco- No simple way to put this except get right to the point. You just cost yourself 10-15% of selling price. No if ands or buts about it.

7. This could be listed in item 6, but when showing your home, have all the lights on for your agent, aroma candles burning with soft music playing makes a huge difference in the atmosphere for buyers.
